Housing and Persistent areas

We wanted to create something more similar to modern sandbox games that allow players to interact with their home without having to pass throught staff or DM for managing placeables and areas. There will be 2 type of areas the players may own
Housing
There will be houses scattered all around waterdeep (in the future, some areas may be developed with the exclusive function to be housing districts) that players can buy and own for themselves. Every character can possess multiple houses and they can create copies of the main key to give to others. helping video
The houses will have some base placeables, especially beds since they are needed for the xp gained throught sleep (see #"Experience pools" ) and will come in several prices. The price will get higher based on 2 factors, the ward and the type of house. A safer and more prestigious ward, like the Castle ward, will have a higher base cost.
Houses have also a tax to be paid, for now the tax system is still in testing but you can expect to pay 2 gold pieces every 3 real time days (1 week in game). The money will be taken directly from your bank account and bankers can be find a bit all over Waterdeep so remember to fill your account!
Persistent Areas
(Not available at this time) There will be a special kind of coin to be used at the Paladinson Palace. The npc there will sell deeds for owning a persistent area outside of Waterdeep.It will be the first step towards starting a player based faction (guild, noble house, secret sect of a church, your fantasy is the limit).
It will have a vary rent payment depending from the distance from Waterdeep. Safer plains near the Trade Way will have a higher rent, while dangerous lands around the Sword Mountains or Forlon Hills will be cheaper with the counter effect of being subject to random assaults from marauders and local wildlife, so be wary and keep this in mind when purchasing the deed for a persistent Area.
After taking the deed, the player will have to mark (on a screenshot of the world map) where they want for their marker to be,sending a pm to one of the staff with the explanation of what you wish to build there and in few days they will have the empty area at their disposal with an npc inside to build what they want inside of it. To interact with the npc the character will need Lore(Architecture) to make some rolls (or have another player/character invited to the area make the rolls for him) to build the structure togheter with the required materials and money. Otherwise, they will have to discuss price with the staff for an NPC architect to build it for him, but it will cost much more
Placeables Items
We made our own system to decorate an area with persistent items that can be used by the players. They can be placed anywhere and can only be removed by that player. Not only the placeables can be moved and placed as one see fit but also items when dropped on the tables or ground will turn into the actual items on show like in this example

Be warned though that unclaimed items left in public areas will be destroyed and if the player will keep doing it with ill intent will receive a formal warning from the staff (we do have a way to track who placed said items) that if ignored can lead to more severe punishments and even ban.
